Limited Downpayment Strategy

For those of you who have or wish to use a limited amount of money for a downpayment on a new purchase, you can use as little as 5% of the purchase price as a downpayment (financing to as much as 95% of the purchase price) with fully discounted mortgage rates. For those of you who wish to purchase with zero downpayment, you do have the option to finance 100% of the purchase price but at an increased interest rate.

Downpayment can be from your own resources or gifted funds. Fully discounted mortgage rates apply (fixed or floating rates) and a maximum 35 year amortization

Self-Employed Strategy

Are you self employed but admit your net income does not truly reflect you actual income? We have lending programs available to suit you. We can provide financing for as much as 95% financing on a purchase or up to 90% of your current properties value on a refinance.

Line of Credit Strategy

Looking for a flexible product where you can access funds anytime? A Line of Credit secured by your home gives you the best in flexibility. You have the ability to draw funds based on your home equity. Open terms available which give you the flexibility to pay down as much as you wish on your Line of credit. For those you who want both a Line of Credit and a regular fixed or variable component mortgage, no problem as we have lenders who will provide a “split” mortgage with as many as 99 different components. Extended Amortization Strategy

If you are more concerned about setting up minimal required payments on your mortgage to improve your cash flow, consider a maximum 40 year amortization to keep payments reasonable. Conventional financing (max 80% loan to value for 40 years max) or a maximum 35 year amortization on high ratio financing. Note: you have the option on many mortgages to accelerate your payments which effectively reduces your amortization.
